The Georgia Month to Month Rental Agreement establishes a set of binding provisions regarding the rental of a home, apartment, or room. The agreement is very similar to a standard lease with the exception that the agreement contains no set end date. The contract can be terminated with relatively little notice, which is sixty (60) days for landlords and thirty (30) days from tenants. The lease type is used in situations where a property cannot be leased for periods of one (1) year or longer. An example would be a family’s vacation home, which would be lived in for three (3) to four (4) months out of the year. With the remaining eight (8) months, the owners could lease their property on a monthly basis. The downside to the agreement is that owners could be faced with having to find several renters over a given year, requiring more effort on their behalf. Because of the increased effort, rent charged for monthly leases is typically ten to forty percent (10-40%) greater than the rent charged in a yearly lease.
